Welcome Home Eggenberg

Nestled between the lush green of the Plabutsch recreation area to the west and the city center of Graz to the east, the residential project Welcome Home Eggenberg offers the ideal conditions for living. Shopping facilities, schools, healthcare services, recreational opportunities, and public transport are all within easy reach and can be accessed in just a few minutes.

Welcome Home Eggenberg

The location stands out due to its proximity to the city center of Graz, which offers all the amenities of the city, including cultural treasures, shopping, and recreational options, all within close reach. On the east-west oriented plot in Handelstrasse, a 4-story residential building with an underground garage was constructed in solid masonry. The 33 apartments, ranging in size from 35 m² to 102 m², offer ample living space for singles, couples, and families. South- or west-facing balconies, terraces, and gardens allow residents to enjoy the sun until the evening hours. All apartments are designed to be barrier-free and can be comfortably accessed via an elevator. Assigned underground parking spaces, storage rooms, covered bicycle parking, and a private playground round off this stylish residential project, making it a perfect home with a feel-good factor. The east-west oriented structure blends perfectly with the surrounding buildings. The architectural highlight of the building is the aesthetically pleasing design of the west façade, which forms a harmonious unity with the rest of the building through its protruding frames. Enjoy warm summer evenings on the south- or west-facing balconies, terraces, and gardens, and make the most of the sunny hours.

Living here means being at the pulse of life

The 14th district of Graz, Eggenberg, is one of the most sought-after districts in Graz due to its variety of cultural, educational, and healthcare offerings. The location is a stone’s throw from the Plabutsch recreational area, which invites hiking, walking, and cycling. With one of Austria’s most valuable cultural treasures, the baroque Schloss Eggenberg, and the largest swimming pool in Graz, the Sport- and Wellnessbad Auster, two attractive leisure facilities are in the immediate vicinity. Eggenberg also scores points with its educational institutions: the FH JOANNEUM in Graz offers over 26 degree programs and accommodates around 3,000 students.

Local Quality

As always, the project team from wohnen.st focused on local quality and materials. The exterior walls of the building are constructed in solid masonry with a 25 cm thick brick wall and 16 cm thermal insulation. The materials used meet all modern energy standards. The floors in the living areas are equipped with underfloor heating, providing greater comfort than conventional radiators, especially with ceramic flooring. Underfloor heating offers residents more freedom in room design, with the added benefits of thermal comfort, lower heating temperatures, and better hygiene. The windows are fitted with energy-efficient triple glazing, which improves thermal insulation, reduces cold drafts at the window, lowers energy costs, and helps reduce heating expenses.
